HappyCo, a leading property operations technology platform for the multifamily industry, today announced its acquisition of Banner Technologies, a leading provider of capital expenditure (“CapEx”) management software for institutional real estate owners and operators.
The acquisition advances HappyCo’s operations and asset management platform, empowering multifamily owners and operators to manage the end-to-end lifecycle of a property, from due diligence and capital planning through maintenance operations and CapEx execution. Today, these functions often operate in disparate systems, making it difficult to connect property conditions and maintenance needs with capital planning, vendor sourcing and project execution. By bringing HappyCo and Banner together, the company aims to close these gaps, helping customers make better investment decisions and manage their properties more efficiently.
“Our customers don’t want more disconnected software. They want better outcomes,” said Jindou Lee, Founder and CEO of HappyCo. “Maintenance, CapEx, and procurement are deeply interconnected, yet these functions have historically operated in separate systems. By bringing these workflows together, we can help owners and operators make more informed decisions, control costs and improve property performance across their portfolios.”
Connecting maintenance with CapEx and procurement
HappyCo helps owners and operators perform inspections, run maintenance operations, and track assets and inventory across millions of apartment homes. Banner helps customers plan, budget and execute capital projects while contracting with vendors and controlling spend across their portfolios.
Together, the companies will build on these strengths to help customers:
- Make smarter capital investment decisions: Connect property conditions, inspection findings and maintenance history with capital planning to better prioritize investments.
- Improve procurement and control costs: Bring together maintenance and capital project needs with vendor sourcing, competitive bidding and cost insights to support better purchasing decisions.
- Execute projects more efficiently: Streamline budgeting, contracting, invoicing and approvals while improving project oversight.
- Gain better portfolio visibility: Give operations, asset management, construction and finance teams greater visibility into property conditions, project progress and costs vs. budget.
A shared vision for better property performance
For multifamily owners and operators using both platforms, the acquisition creates an opportunity to connect data and workflows that have historically been managed in separate systems.
“The combination of HappyCo and Banner represents an exciting step forward for our industry,” said Rick Holcomb, VP of Capital Projects and Facilities Management at Willow Bridge. “Connecting everyday maintenance activities and property conditions with capital planning and project execution creates an opportunity to fundamentally change how regional leaders manage and care for our properties. Turning operational data into actionable intelligence at a portfolio level has the potential to help us make even smarter decisions, reduce costs, manage risk and ultimately deliver greater value for our properties, our residents and our clients.”
Expanding AI and innovation across the combined platform
HappyCo plans to extend its AI capabilities across Banner’s products, helping customers automate capital management workflows, access project and cost information more easily, and make better-informed decisions.
Connecting HappyCo’s property operations data with Banner’s capital project, vendor and financial workflows will create opportunities for predictive capital planning, cost benchmarking, procurement automation and more intelligent project execution.
“Imagine identifying an issue during a property inspection and having the intelligence to understand its history, recommend whether to repair or replace it, estimate the cost, source qualified vendors and manage the entire project through completion,” Lee added. “That’s the future we’re building — one where data doesn’t just tell customers what’s happening, but helps them decide what to do next.”
Building on a shared commitment to customers
“Banner was built to bring greater transparency, control and efficiency to capital projects,” said Mark Murphy, CEO of Banner Technologies. “Joining HappyCo gives us the opportunity to connect capital investment with the broader property operations lifecycle and deliver even more value to our customers.”
HappyCo and Banner will continue supporting their existing products and customers while investing in new features, deeper integrations and the extension of HappyCo’s AI capabilities into Banner’s products.
The acquisition follows HappyCo’s recent strategic investment from Lone View Capital, which is supporting the company’s growth through product investment and strategic acquisitions.
